The Howard Hughes Corporation® (NYSE: HHC) broke ground yesterday on the new Memorial Hermann Primary Care Clinic in Shenandoah, Texas.  Leased by Memorial Hermann Medical Group The Woodlands, the 20,000-square-foot, build-to-suit clinic will be situated on 3.6 acres at 1890 Research Forest Drive in Shenandoah near The Woodlands®. Located in Montgomery County, one of the fastest growing counties in the United States, the new clinic will help meet the growing demand for quality healthcare in the area.

“Memorial Hermann Primary Care Clinic will complement the extensive medical offerings in The Woodlands area and meet the growing needs of our residents, tenants and customers for world-class healthcare,” said Jim Carman, President of the Houston Region for The Howard Hughes Corporation. “The pandemic highlighted the demand for medical office facilities, both nationally and within The Woodlands. We are excited to meet those needs with such a high-quality partner like Memorial Hermann.”

In attendance at the groundbreaking were executive team members from Memorial Hermann Medical Group The Woodlands and The Howard Hughes Corporation, officials from The City of Shenandoah, and community leaders who came together to celebrate the development milestone.

“We are very excited to open a new 20,000-square-foot primary care clinic in The Woodlands to provide convenient access to support the growing community. The new space will allow us to expand our primary care services to double the providers we have today,” said Rachelle Guerra, Vice President of Physician Practice Operations for Memorial Hermann. “We have seen tremendous growth in The Woodlands market and on our Memorial Hermann campus and feel this will be a great addition to the community for years to come. We will continue to have strong relationships with all of our specialty partners in the community to streamline continuity of care for our patients. In this space, we will provide in-person and virtual office visits for Primary Care, Endocrinology, and Sports Medicine, as well as Lab services.”

Memorial Hermann Primary Care Clinic is a welcome inclusion to the continued advancement of medicine and need for health services in Montgomery County and The Woodlands. Offering endocrinology, sports medicine, virtual medicine, lab services and primary care, the clinic will anchor the next future phase of development of an additional 5.4 acres of retail, with convenient access along the major thoroughfare of Research Forest near I-45.

According to The Woodlands Area Economic Development Partnership’s survey of 2022 major employers in The Woodlands, healthcare tops the list with 30% of the community employed within the industry. Along with Memorial Hermann The Woodlands Medical Center, The Woodlands region is home to a total of six major medical providers including CHI St. Luke’s Health – The Woodlands Hospital and CHI St. Luke’s Health – Lakeside Hospital, Houston Methodist The Woodlands Hospital, Texas Children’s Hospital The Woodlands and the cancer treatment center, MD Anderson The Woodlands.
