Considered one of the most successful master planned communities in the nation, The Woodlands continues to demonstrate a strong market demand for premium office space and is committed to attracting new tenants.

Last September, with limited office space to lease in Hughes Landing, Howard Hughes acquired the two former CB&I Class-A office buildings (rebranded as Lake Front North), totaling 258,058 rentable square feet, situated on the northern end of Hughes Landing, with a serene lakefront setting on Lake Woodlands. Integrating Lake Front North within Hughes Landing, Howard Hughes created a pedestrian bridge to provide employees a convenient walkable connector to all the amenities in the award-winning Hughes Landing.

Howard Hughes signed three major leases within six months at Lake Front North. Arena Energy, a privately-held independent oil and gas producer focused on pursuing lower-risk drilling opportunities on the Gulf of Mexico shelf, signed a lease for 87,231 square feet in Building 1. Entergy® and ExxonMobil, also signed leases 54,010 square feet and 26,103 square feet respectively in Building 2. These three major tenants contributed to Lake Front North being 96% leased within less than a one-year time period. Recently, The Woodlands Area Economic Development Partnership relocated to Building 2 at Lake Front North.

In addition, Alight Solutions, a leader in technology-enabled health, wealth and Human Capital Management solutions, signed a 180,000 square foot build-to-suit lease in a new Class-A office building in the Research Forest area of The Woodlands early this year. Alight’s new four-story building is being developed by Howard Hughes, with completion slated for spring 2020, an efficient pace for development.

Concierge, loyalty and health and wellness programs are offered to Howard Hughes’ tenants. An outdoor fitness center, indoor gyms within the Class-A office buildings and Lakes Edge Boat House with water sports influence a healthy lifestyle coupled with entertainment at the bandshell, outdoor sculptures and art benches. Multifamily residences, shopping, dining, an Embassy Suites by Hilton at Hughes Landing and an early education program at Primrose School create an all-inclusive lifestyle for tenants in Hughes Landing to live, work and discover.

Like Hughes Landing, many of our office buildings in The Woodlands provide access to the 220 miles of hike and bike trails intertwined throughout The Woodlands.

The Woodlands is conveniently located 27 miles north of downtown Houston and 15 miles from Houston’s George Bush Intercontinental Airport with easy access to the Grand Parkway and the Hardy Toll Road.
