Leasing Activity Continues in The Woodlands with Five Diverse New Office Leases At The Woodlands Towers at The Waterway, Hughes Landing and Town Center 

The Howard Hughes Corporation has recently announced the addition of five new office leases within its portfolio in The Woodlands. ACEC Life/Health Trust, Venturi Engineers LLC, Labs Sophia, Bio Air Systems, and Cady Studios are among the latest to sign leases for office space at 9950 Woodloch Forest Tower, Lake Front North at 2103 Research Forest, 1725 Hughes Landing, and 9186 Six Pines Drive.

The companies represent an assortment of diverse industries, which include health care benefits, civil engineering, international ophthalmology services, HVAC clean air solutions, and studio photography. The leases continue the robust activity in The Woodlands as The Howard Hughes Corporation responds to demand for flexible office solutions for growing companies and organizations within its award-winning master planned community.

ACEC Life/Health Trust:

ACEC Life/Health Trust has leased 3,255 square feet of office space at 9950 Woodloch Forest Tower, a Class AAA, 31-story office building that is one of the two iconic towers that are part of The Woodlands Towers at The Waterway. ACEC Life/Health Trust is an association health plan serving over 100,000 members and 1,500 American Council of Engineering Companies (ACEC) member firms nationwide. The company was established in 1965 and is relocating from Frisco, Texas, to The Woodlands. The 9950 Woodloch Forest Tower is a LEED Silver and Energy Star Certified office building located in the heart of The Woodlands Town Center, overlooking The Woodlands Waterway.

Venturi Engineers:

Venturi Engineers has leased 2,470 square feet at Lake Front North in Hughes Landing, at the 2103 Research Forest Class A building. Venturi Engineers is a professional civil engineering and consulting firm that offers site development, land development, utility district services, water and wastewater, entitlement support and construction administration. The firm relocated its offices from Spring to accommodate their needs as the engineering firm continues to grow.

“We were seeking an office building that could meet our current and future needs as our company grows. We also wanted a place where our employees would enjoy working and that our clients would find appealing. Lake Front North was chosen because of its proximity to I-45, the beautiful view of Lake Woodlands, the modern high-end feel of the building, and the amenities that the building has to offer our team,” said Jose M. de Leon, P.E., LEED AP, President of Venturi Engineers. “Most of the team lives in or around The Woodlands area, and we are involved in the community. This is where we live, work, serve, and play, and so it made sense to make sure our office was located where we have invested.”

Lake Front North is located at Hughes Landing, a 79-acre, award-winning development. Within its urban, walkable setting overlooking 200-acre Lake Woodlands, the amenities in Hughes Landing include dining at Restaurant Row with lakeside patios, seven Class A office buildings, specialty shops, luxury multifamily residences, an Embassy Suites by Hilton hotel, water sports at Lakes Edge Boat House, access to hike-and-bike trails, outdoor art sculptures, and outdoor entertainment at the Band Shell.

Labs Sophia:

Labs Sophia, also within Hughes Landing, has signed a 2,427-square-foot lease at 1725 Hughes Landing, a 13-story Class A office building. Labs Sophia is a leading company in the development, sale and distribution of ophthalmic products. With a presence in 19 countries, it is an important promoter of visual health through the development of products that contribute to improving the visual health of people throughout the world. The company is moving its U.S. corporate headquarters from 1790 Hughes Landing to 1725 Hughes Landing to attain more space as they grow.

Bio Air Systems and Cady Studios:

Within the 9186 Six Pines Drive complex in The Woodlands Town Center, which offers a unique office design that includes attached warehouse space, Bio Air Systems has signed an 11,116-square-foot lease and Cady Studios has signed a 7,545-square-foot lease. With the addition of these leases, the complex is nearly fully leased.

Bio Air Systems is a company that specializes in helping people with allergies, asthma, and COPD, and its systems also help protect from COVID, RSV and influenzas. Offering systems that help millions of people breathe better, its products are sold for residential and commercial use and are used in clean rooms in 51 counties around the world. Bio Air Systems is relocating its corporate center from the Greenspoint area of North Houston to The Woodlands due to the proximity to area hospitals. The new lease at 9186 Six Pines will accommodate the company’s expansion of its operations in the Houston and surrounding area.

Cady Studios is a national school photography company specializing in high school and senior portraits offering unlimited creativity and unparalleled service with a team of dedicated photographers, studio spaces, makeup artists, hairstylists, and image editors. The warehouse section will be repurposed into a state-of-the-art creative studio. The Woodlands site is their newest location. Exponential growth contributed to the decision of Cady Studios to expand in The Woodlands.
